Market Update

November 2018 was down in volume from last year with 5 fewer sales for the month than in 2017, however the average sale price was substantially higher. Last month’s average sale price was skewed higher as there were a number of sales in the $1,200,000 to $1,600,000 range as well as 2 sales over $2,000,000. November 2017 comparatively had no sales over $2,000,000 and only 2 sales over $1,000,000 leading to a much lower figure for average sale price at that time.

The 2 sales that transpired over $2,000,000 last month were both estate homes in Silvertip. Both properties had been on the market for considerable periods of time, well over a year in both instances.

Our current inventory remains low with 185 active listings on the market.

New Real Estate Record Set!

June 2018 set a new record for the second highest single family resale ever in our town, with a home selling for $4,139,000. The 7,236 SF property was a custom, 8 bedroom home built in 1998 located in the Homesteads community, along the banks of the Bow River. Privately positioned on a 3/4 acre lot, the lodge style home was purchased by an Alberta resident, and part time Canmorite, who has owned property in Canmore for a number of years.

This sale marks the fourth sale over $2M so far in 2018, keeping us on track with luxury sales for 2017, which over the same period, also saw four sales over $2M.

With the first half of the year complete, we are seeing a very similar market to the first half of 2017. In terms of sales volume, 2018 year to date is near par with 2017, having nine less total sales transaction than the first half of 2017. This period of 2018 has had a slightly higher average sales price of $691,849, up 3.5% from last year’s average price for the same period.
