Canmore Market Update

The real estate market for the first three quarters of 2018 has remained in very close keeping with 2017 over the same period, with a 4% lower total volume of sales and an average sale price increase from 2017 of 4.6%. The average sale price increase is somewhat impacted however, by a few larger sales that have transpired in 2018; one at $3,355,000 and the other at $4,139,000. During this period in 2017, the highest sale price was $2,850,000.

Current inventory levels remain low, with 177 active listings, 10 of which are hotel condos. There continues to be a strong demand for land in South Canmore, with competing offers on lots in desirable locations.

Rare Piece of Canmore History for Sale!

Canmore Folk Festival – August 4 – 6, 2018

In addition to folk music, musicians will be performing blues, roots, as well as world music. There will be fun for the whole family with a great kids’ area featuring a climbing wall, storytelling, puppets, crafts & more.

New Real Estate Record Set!

June 2018 set a new record for the second highest single family resale ever in our town, with a home selling for $4,139,000. The 7,236 SF property was a custom, 8 bedroom home built in 1998 located in the Homesteads community, along the banks of the Bow River. Privately positioned on a 3/4 acre lot, the lodge style home was purchased by an Alberta resident, and part time Canmorite, who has owned property in Canmore for a number of years.

This sale marks the fourth sale over $2M so far in 2018, keeping us on track with luxury sales for 2017, which over the same period, also saw four sales over $2M.

With the first half of the year complete, we are seeing a very similar market to the first half of 2017. In terms of sales volume, 2018 year to date is near par with 2017, having nine less total sales transaction than the first half of 2017. This period of 2018 has had a slightly higher average sales price of $691,849, up 3.5% from last year’s average price for the same period.
